More landlords allowing tenants to redecorate

Recent research shows three-quarters of landlords are open to tenants redecorating their homes, and half would even cover the costs of the improvements.


The study, commissioned by Kent-based mortgage firm OSB Group, involved interviews with both tenants and landlords through a behavioural science consultancy. It revealed a growing shift in the relationship between the two groups.


The research highlights how landlords are increasingly relaxed about allowing tenants to modify or "personalize" their rental properties. It marks the beginning of a "new era of cooperation," with landlords acknowledging that granting tenants more autonomy can result in stronger connections and longer tenancies.


Jon Hall, Group Managing Director of Mortgages & Savings at OSB Group, commented,


"The trend of granting tenants more freedom to decorate their homes is a positive step for the private rental sector. As the rental market evolves, these findings underscore the value of cultivating positive relationships based on trust, communication, and flexibility.


Empowering tenants to create spaces they truly feel at home in is becoming an essential approach for fostering successful and harmonious tenancies."


However, there can be some negatives to this for Landlords as allowing tenants to make changes to a property can sometimes lead to issues when they move out. If the tenant's modifications are poorly done or not properly documented or agreed upon, problems may arise during the check-out inventory process.
